  2. What is with the township adding additional land from an individual unto the cedarbridge area? So they dont pay taxes... Seems like they are moving very fast on this....

  3. Someone wants to get into the Cedarbridge campus game. There are lots of benefits to be had for those privately owned lots. Never mind that the taxpayers will be on the hook for his charade. He’s got the right connections and the regular peasantry don’t. It’s that simple.

    1. See Resolution 2022-137 and its companion Ordinance 2022-015.

      The Resolution’s purpose is for the Committee to fulfil its requirement to forward the lot owner's proposed Cedarbridge plan amendment (to take 2 parcels outside the Cedarbrige area that currently have no specialized property status and grant them special status with associated benefits) to the planning board for its review and preparation of a report recommendation back to the committee within 45 days of their receiving the review request.

      So, the obvious question is why are the committeemen rushing to vote on approving the first reading of this Ordinance before the planning board even saw the proposal and the supposed reasons to support this Ordinance??

      Hey! Relax there. The lot owner says that he has an "evolving land use condition" (not my words. read the ordinance.) So why not just give the guy the 35 year property tax break that he wants for his office complex. What's the big deal? If you don't like it, then go find yourself your own "condition"!

    3. The public needs to understand everything about this deal before we lose more tax money. What's wrong with granting him a basic 5-year tax abatement like many other people have received? Why are we giving this guy an extra THIRTY YEARS on top of that??

    4. Anytime the township changes the status of land, it first needs a first reading, then send to the planning board for a non-binding recommendation, then a second reading. That's the process, planning board could chose to ignore and not waste their time, because the township will go ahead even if not recommended by the planning board.

    5. Committeeman Miller made the motion to approve the Ordinance on behalf of the individual property owner and the Committee voted Yes to move it to second reading on April 7th.

      Section 4 of the Resolution states: "If the Planning Board Report is not transmitted to the Committee within forty five (45) days of the date hereof, the Committee shall be relieved of the requirement to obtain Planning Board Report for the Proposed Amendment to the Plan".

      So, the deadline for the committee to receive the Planning Board's recommendation is April 17th. The problem is that the Committee has already scheduled the second reading for April 7th. So, it's apparent that they really are not interested in what the planning board has to say anyway.

I would think the builder would just charge more for the houses - unless there is no way a mortgage company would approve any larger loan.. do these buyers plan on charging their basements 2.5K a month? Everyday another program pops up the printing of the money has got to stop or will be venezuela

    1. Usually a raffle is when a certain chasidus is the one committing to fill the development and they get a flat price to raffle off to their people.

    3. Ask any realtor- they have not sold a development (and almost any old house south of the lake) to a litvish person in 3 years. Prospect had new people moving in but they signed 3-4 years ago. Even the current people in older houses all know they will be bought out within 10-15 years.

    You need to enter a raffle to pay $1.1 million dollars for a duplex? Am I reading this correctly or am I missing something? Is it for both units?

  13. In Monroe Ny yesterday I paid 3.99 &9/10 which is $4.00 for gas.
    It may yet hit $10.00 this year, & watch for the wheat price bread basket. I magine bread at $10.00

    1. People need to realize that if they are over extending themselves to buy a house now then when inflation his harder the struggle gets worse. Property taxes will go higher too as inflation is hitting everything and the township needs to cover their budget.

  19. So Coles said yesterday that the lot was in the Cedarbridge zone then out of the zone now they are putting it back in the zone. hmmm.. It qualifies into the zone as it will offer jobs but we took it out of the zone. Just dont ask questions. It is good to have this done as our children and grandchildren will benefit from all the tax free offices in Lakewood as people have jobs there....Again dont ask too many questions It is all for our benefit. TRUST THEM.

    1. The mayor had me zoning out from all the ridiculous nonsense he was selling to the resident which questioned the legitimacy of this Ordinance. But I think that's what he was trying to do. He speaks like a true politician.
