- DOJ lawsuit against Jackson. The agreement requires Jackson Township to repeal the ordinance and replace it with an ordinance "that will allow religious elementary and secondary schools ... and treat religious schools equally with non-religious institutions that operate in the Township." The Township will also be required train its employees on the requirements of RLUIPA and the FHA, establish a procedure for resolving related complaints, pay a civil penalty of $45,000, and pay $150,000 into a settlement fund from which aggrieved persons can seek payment.(Shlomo Schorr)

- FAA Lakewood Planning board denies 9 homes claiming 14th street has "peculiar conditions. In an extremely stunning move, Lakewood Township's Planning Board this week denied an application which seeked approval for 9 new single family homes on a cul-de-sac road along the southwest side of Fourteenth Street, southeast of Curtis Lane. Many neighbor opposed the application citing traffic safety concerns. They also spoke highly of their "unique neighborhood" which by and large does not have basement apartments. They also noted that there is no stopping or standing along their narrow section of Fourteenth Street. The Board Chairman explained that his hesitations with this application were due to the "uniqueness" and "specific clientele" of the Fourteenth Street neighborhood. FAA  

- Lakewood public school demographics as of 2020  86% of the public school body is Hispanic children, 6% are Black, 5% are White and 3% are other

  1. Swanborne LLC has literally been trying to develop this property for over a decade, and sued Jackson back in 2009 over it. For over 5 yrs now it’s been pushing this application.

  2. So the Bessereh menchen on 14th who developed and approved dense housing on the rest of Lakewood and changed the zoning on everyone else now come crying to the board Not in my backyard. And the board gives it to them.

    2. I always said sarcastically that all those builders wouldn't have more building in their own neighborhoods. Guess I was right. This town is run by the few elite who can do whatever they want. But actually I'm still OK with this. As long as the board is refusing more building anywhere in Lakewood I'm OK with it. Now let's see if they can nix building in neighborhoods without "specific clientele" (i.e. the builders themselves & their cronies) also.

  3. even more amazing is that when I listened to the hearing a yungerman tried to mention the traffic in the ridge area the board refused to listen. Seems to me only the "millionaires" ........ as the neighbors said should be able to deny a plan and in every other neighborhood the plebians should be overcrowded. I understand the plan was fully conforming. they weren't even asking for any variances or waivers. what does this mean with regards to our bplanning board

    1. If you know how many cars will be exiting onto 14th right at that spot, you'd understand that it's not safe at all. That's not even getting into the flooding concerns in that area. If the person who is trying to develop this property were a mentch he could have put in 6 houses and the neighbors would have kept quiet. 9 houses with one, two, or even three basement apartments each? That's too hurtful to the neighborhood and the safety of that street. You ask for too much, sometimes you get nothing.

    2. Why does is his making 6 houses make him a mentch? 12,000 sf isn't big enough for a house? The ones who aren't a mentch are the neighbors opposing a regular application and the boards decision is mind boggling.Do you honestly think you are exempt from Lakewood traffic because you live on 14th street? I imagine that the developer will win on appeal because this smells of discrimination.

    3. The developer refused to give an inch. I was there at the meeting as I have family in the area. There is no way the traffic report was an honest reflection of the amount of cars this development would generate. Plus, there was testimony given that a massive playgroup would be opened in (at least) one of the basements. If it were on a side street in that area, it would have passed. Off off 14th itself, there just is no way. There are, as the board wisely voted, major safety concerns in that specific location. The neighbors are itching to have this appealed in court so they can let loose with additional testimony without being talked down to or interrupted by anyone.

    2. I imagine that al the board members are really cozy with the neighbors on 14th street. How else can it make sense that 9 homes on over 3 acres is a safety issue? I wonder how the board can get away with such bias? Strange that the people who were for this application didn't come to present their view at the hearing. I love that the "Prestigious" neighborhood gets an application denied because of traffic and all the duplexes that require variances get approved! Just wondering any other conforming applications got denied by the board not in this neighborhood?

Does the Board really think we take their words at face vaue?? Like we don't see between the lines?? Now and always?? Basically c'mmon gimme a break. It's very obvious why perniswasnt granted. After 120 some people will have to answer

What would happen if a developer would come into 14th St and apply to build a school for only 361 kids, 8 buses, and an additional 15 homes - and receive approvals… And then the neighbors found out that the school was planning to really have close to 900 kids and 20 buses!… What would the planning board say then? Would they allow the developer to get away with his shtick in a neighborhood with such special clientele??

    1. Why is everyone all of the sudden so upset that a developer couldn’t get his way? Fact is, 14th st is and always has been very established and neighbors are entitled to voice their concern. Board members should be APPLAUDED for their decision! Just bc other parts of Lakewood are messed up does that mean we should wreck 14th st too? That makes no sense! Also you must realize that board members made clear that they would approve the plan if applicant would commit to no rental basements which he refused. He brought this upon himself. When asked if he’s putting basements for tenants, he responded “maybe yes maybe no”. Bottom line: this developer (originally from BP?) is a real piece of work and the board should be applauded for finally acknowledging real concerns voiced by the people who actually live there.

    2. Seems to me you are missing the point,what makes this board different from the board in Jackson who arbitrarily denied applications at their whim. There has to be impartiality. Why should us shlmiels be burdened with more congestion and the " established 14 st neighborhood " isolated. Are basements forbidden anywhere else? Why should the board ask the developer to commit to that? I thought he wasn't even building the homes he was just asking to make conforming lots. Didn't you say you were ther? I wasn't, but that's what I heard on the webcast. The buzz on the street is really unpleasant from the fallback of this.

  10. Testimony for playgroup, seriously.,, what are you saying where was that testimony? I’m not interested in plain hocking, I want to know why the board is approving non conforming applications after another in other areas that have much bigger safety concerns and way more traffic than this one. Still want to know if any conforming applications were denied by this board? I can’t imagine it reflecting well if there is no precedent.

    1. The makeup of the board membership keeps changing. There are new members that see things differently from the way it used to be. Just as the Supreme Court can overturn Roe v Wade, so too the current planning board can interpret the law as they understand it to be, and safety is a legitimate concern there.
