Rabbonim in EY Issue Rent Control Guidance

 Rabbonim in the Arzei Habira neighborhood of Yerushalayim put out guidelines to control the rent increases recently which they say falls under what the Rishonim called מפקיעי שערים . They urge new landlords and agencies not to increase the rent for new apartments by more than 10% from last year and for existing tenants not to increase by a maximum of 5% from the previous year. In Lakewood some poskim hold that if one rents out a apt in a house that you live in higher increases are allowed.

  2. The author is missing the boat.
    Halachically, it may be muttar to increase the price, even though the landlord's price of owning the home is the same. Sometimes, there is a need for a Takanah, that is made by the Rabbonim of the town. Lakewood does not have a Takanah, Arzei Habirah does.

    1. Property taxes has to do with the worth of the house. So the more ppl that could only live in the Lakewood zip code look for housing the taxes are just going to keep on rising

      Not unless you're willing to personally foot the bill for the committee member's huge salaries they voted to give themselves earlier this year, plus the free lifetime health insurance they also awarded themselves..

  5. Sorry but this is wrong. First of all - inflation is what is killing the market, hence you are paying the same amount as you did last year, just the money is worth less.

    second, הפקעת שערים is if it is above market rate - now these are the rates.

    1. Sorry that is more vague than it may appear to those who learn things simply.
      Rent controls help influence the broader market a certain standard rate so it can operate as proactive as well as a reactive response to above market rates

    2. Although some stats would be beneficial the above probably is correct. Check up New York rent control apartment buildings vs others and impact on surrounding vicinity
