  1. A new city for bnei Torah has to be organized by the olam themselves otherwise jt is just more investors and opportunists who look out for themselves and defeats the purpose

    1. You can't build without a builder. Someone will always take advantage. The only way to keep costs low is to spread out to established places like Cleveland, Detroit and others..
      If we want to be spoiled and live together close to family and friends, it will cost. There are just a lot of people and demand will always be bigger than supply.
      Besides the fact that in other communities life costs less and you get more benefits.
      What did our grandparents do in Europe? Didn't they live spread out?

    2. Our grandparents in Europe got killed every few generations. We didn't have these problems, life expectancy was shorter & families had fewer children (due to sickness & poverty)

      we were actually far safer and better off in the olden days then today, [and btw their hasn't yet been a few generations in America]

    6. Mike, maybe I am not understanding not which era you are referring to, but the crusades came from Ashkenaz, as well as numerous expulsions, taxations and blood libels. Yehudim moved to Poland in the 14-1500's to escape these persecutions.

    10. I don't know where you're getting your facts from but I'm pretty sure numerous Jews were killed and an enormous amount of property was destroyed. It was a series of pogroms in a number of towns and you foolishly compare it to crown heights. The narrative is a powerful drug, isn't it.

  8. They love to rip off the Lakewood oilum big time;
    The simonim are;
    1-Deposit gets released to the builder-Never use a builder where the monies are not kept in escrow and release as the house is built.
    2-Every slightest change, they rip you off big time.It should be at cost, with proof of bills.
    3- A non-frum builder will charge you less per sq ft than the frum one. If it's not built timely, there shall be penalties.
    4- They should let one purchase a lot and get their own builder.
    5- The best route is pre-fabs.
    4- The purchaser should pick the bais-din for disputes, not the builder.

  9. Honestly the only way not to fall victim to investors or not let them control the markets is to simply move to an already established community, like Boston, for example. Basically a place where neighborhoods and houses are already well established. Otherwise it’s a lost cause. The only reason why they did so well in Lakewood is because up until recently (last 20 yrs) it was a massive piece of farmland without proper neighborhoods or infrastructure.

  15. Or you can move to north Florida where the real estate is cheap, lifestyle is a mechaya, they have an elementary school, they are opening a high school, there is mikveh a choshuveh kollel and to top it off - a delicious fleishig restaurant downtown!

For a large family that wants to have a 5 bedroom 3200 sf even basic house it would cost close to 375,000 to 400,000 to build after builders cost, soft costs, construction interest and a basic builders profit. That's without the cost of land. So even if you moved somewhere where the lot costs only 40,000 instead of 400,000 , the house will still cost you close to 400,000 . The value of a basement rental at today's interest rates is close to 275,000 to 300,000. So if a new duplex costs 750,000 then the basement covers at least 275,000 of the mortgage, so the effective cost of the duplex is 475,000 . Even if your out of town house is 375,000 , which a new house will not be , your difference is effectively only 100,000 on the mortgage which amounts to 450 dollars a month . Even assuming real estate taxes here are are 400 a month higher that still is only 850 a month more . The income your wife will make our of town is a lot less than the 850 a month . So its not so simple. Unless you want to live with 10 kids in a much smaller 2000 sf 3 bedroom 70 year old house which you might get for 275,000 or 300,000. Then it might be worth it
