- State Department orders evacuation of U.S. diplomats’ families from Ukraine. Issues Level 4 Travel Warnings For Russia And Ukraine not to travel there. 

- Local stores begin to display purim merchandice with purim in 7 weeks. Clothing stores selling  summer collection.

- Rabbi speaks to thousands in Washington DC today at protest against vaccine mandates and tyranny.

 - Dr. Fauci: tells ABC news "We may need to boost again." for more protection

Kosher Today reports  Kosher consumers worldwide are helplessly watching creeping inflation. Retailers in the US say that prices on average have been increasing by 7% - 8% a month, including beef and poultry.

    There should be a cap on how much you can raise rent some places went up 300 dollars overnnight

    4. Miller published an official statement in the spoop that he changed his mind and decided not to abolish it. He also told everyone that he was looking for volunteers but couldn't find anyone in the whole town to do it, which was not true. He then went ahead and quietly made sure not to appoint anybody onto the board. He took good care of his buddy who managed hundreds of apartment units. It didn't matter to him that yungeleit would get hurt because he took away their protections. And here we are today with a crisis on our hands.

      Thank you to the abolisher committeeman. We can always depend on you to mess things up for us.

    3. This Chazal is in Berachos and Megillah. It tells us the reason that Barech Aleinu is the ninth Beracha is because the ninth Kapittel of Tehillim is שבור זרוע רשע which refers to מייקרי שערים.
      Yes, the price that it cost the homeowner to build and own the house didn't increase, and certainly not in the amount that they have increased the rent.

    1. Most landlords are not paying utilities - Insurance is basic as they only need insurance to cover the structure - I assume its pretty cheap. taxes went up but the increase is what 500.00 on a duplex?
      if you want to look at the rental as a business and costs went up in the world... but, until now it was always looked at a way to cover your expense for owning the home.. mortgage etc.

      The landlords are passing on way more than the regular annual increases they get. They’re also tacking on hefty surcharges and fees on top of their “expenses” to make a mint off families having a difficult time paying to keep a roof over their heads.

    3. Are the percentages of rent increases in proportion to the overall increases, or are the rent increases in greater proportion than what everything else is going up?

      BTW if they are in greater proportion, it will fuel ever more inflation for just this area C"V

    4. Rent goes up as Real Estate rises. So if you are renting 1/3 of a 500K house you can expect to pay $13-$1400, but if you are renting 1/3 of a 900K house, you can expect to pay much more.

      Why should a landlord charge less than the going rate? Most landlords in this town are also struggling middle class families and not tzedaka organizations

    This rental crisis is made even worse because in their first official actions of the year, our Committeemen voted to approve for themselves all kinds of expensive raises and bonuses.

    Thanks to their disregard for the taxpayers, the result is that now landlords and their tenants must make sure their property can afford to pay the higher tax rate.

    This problem was further compounded when the MUA commissioners recently voted to hike our utility bill by 15% and was followed immediately by our committeemen voting to TRIPLE the salaries of these wonderful commissioners (which they appointed onto the MUA), thanks to the newly raised revenue stream.

    Where is our leadership?! Why are they enriching themselves at our expense? Why don’t they care??

  7. Dear Tenants (from a Greedy landlord)a tenant I inherited left abruptly, owing me 2 months rent and approx., $500 in unpaid utility bills and a once beautiful townhome in Shambles. I had to spend $6000 to patch holes, repaint,etc. and lose another 2 months doing repairs and finding another Tenant.By the way,my Ins for the unit is $3600 plus over $12,000 in Taxes to pay for our Brilliant leaders pay raises. So Please, oh wise tenants,dont Count how little $ I make on this investment

    1. From what my sister tells me the problem is that they don't tell you, you don't have busing until school starts.
      People don't want to make other arrangements because if you get busing then you don't get aid in lu and you are stuck paying a driver.
      What people want is to be told a few months in advance so they will know if they have busing.

    1. How is he misquote going the gemara. So long as you have 2 Doctors you have to be choisheh. Now be choishesh for what?
      He went on to say that according to many Rabbis be choishesh for the side affects of the vaccine. You may take the position be choishesh for the dangers of covid and take the vaccine but I wouldn't say he misquoted.

  10. As a landlord and learning in yeshiva
    I would like to explain the simple fee that is charged for rent.so for example I bought my duplex with hard saved money and help from whoever I was able to ask.
    I paid 650,000 and put down 15 percent so down payment was 97,500 besides closing costs so my mortgage is roughly 2765 and the taxes are over 1000 and insurance is 135 so that's a total of 3900 monthly minimum that I need to pay and can never be late so how much should I pay towards it and how much shoupd my tenant . so lets we divide it in 3 equal parts so I pay 2600 and he apys 1300 and then I break even . but wait what's when things break I pay and what's when I need to paint I pay and whats when someone moves out and its empty for a bit I pay and whats when rent goes down I pay so basically because imin yeshiva and I own a house I pay extra. Why should that be. And thisis all when I put 15 percent down and all those numbers are correct which I wish they were but its alot more so who should pay. Oh I guess me because I'm the landlord. Actually no because I'm the landlord im not a organization because I took my life saving and bought a house yes for more than 650 and my costs are over 4000 monthly so that's why rent is high not because we ripping people off

    1. You took a risk spending more than you can afford to assuming you will have the rental. What if you cant find a tenant then it is your obligation to pay the full amount. And when rents were lower at 1100-1200 no one went up because thats where the market was and you still covered the mortgage.
      So what gives now to charge 1800+ utilities?

    2. What sechel divides the mortgage payment into three? Why? You have more than two thirds of the square footage, and the main thing is that you keep the money that you pay, the tenant doesn't.

  11. We’re all just a bunch of mean landlords taking advantage of the poor yungeleit. Rent in Lakewood like in the rest of the world follows a basic rule in economics called supply and demand since most of us mean greedy landlords can’t afford to have a chesed apartment in our basement.

    1. We have a Torah, the Goyim don't. The Torah says that it is forbidden to put up the price when the purchase price did not go up. That is why we should be different to the Goyim.
      Sadly, people leave their Torah learning outside of the office, and follow Goyishe practices and morals.

      You built the house for x amount of money, knowing that your mortgage would be partially covered by your rental unit. Your mortgage payment did not increase now, and there is no reason to increase the rent. Except the רשעות that Dovid Hamelech is talking about.

  12. Btw us mean greedy landlords have no legal or halachic obligation to renew your lease so if we were really as greedy as you say we would terminate your lease and get a choson kalla for hundreds more than you are paying.

      Since you're obviously treating this rental apartment like a regular business, your level of ignorance of the law is shocking.

      Under the law you cannot simply terminate a lease just because you want to get another tenant whom you can charge a higher rent to. That is illegal under NJ statutory law. Try it and watch yourself get sued in court in front of a judge who will show you no sympathy and award hefty damages against you.

If someone were to buy a house today than I fully understand why you would charge 2k dollars it's part of your monthly "plan" but if you purchased your home a year or more ago - you never expected or thought you'd get some 2k dollars for your bsmnt. It's part of no plan other than the fact that you can now rip off your poor tenant. Just so you know your tenant who is a 2 year old morah is going to need a lot more money from you when you sign up next year...
