CHEMED to Purchase $26 Million Lot From LIC on Airport Road

CHEMED to Purchase $26 Million Lot From LIC on Airport Road.  For a planned medical village

At its meeting today, the Lakewood Industrial Commission approved the sale of approximately 60 acres at Lakewood Airport to CHEMED for $26 million.

The land, located on Airport Road off Cedarbridge ave and across the exit to the GSP identified as part of Lot 242 in Block 1160, measures approximately 60 acres.

According to the resolution the sale is intended to expand business activity, increase the tax base, and support community medical services. The property value was based on two appraisals reviewed by the Federal Aviation Administration, and the agreement requires CHEMED to develop the site within 10 years or the land can revert back to the LIC.

The parcel was transferred from Lakewood Township ownership to the Lakewood Industrial Commission for $1 in 2018. Under the current structure, once the LIC takes ownership of township property, proceeds from future sales go into LIC accounts rather than directly back to Lakewood municipal government or the Board of Education, meaning revenue of 26 million won't necessarily down property taxes.

What the $26 million from this sale will ultimately be used for remains unclear.

The parcel sits along the runway of the Lakewood airport.

  1. Will this prevent the airport being expanded to service 747s?

  4. This is why transparency matters. This is why there are no open meetings where these decisions are fully explained to the public. It feels methodically planned properties and assets being moved around in a way that resembles a system of financial maneuvering, almost like a game of Monopoly with taxpayer money. UEZ funds are used for purchases, which are then transferred to the LIC, and the LIC then allocates those resources toward its own projects. Meanwhile, Lakewood taxpayers are left bearing the burden, again and again, without clear accountability or direct benefit

  9. Hilarious how these people have the gall to declare that it will increase the tax base when we all know this property will be tax abated for internity

  11. I'm curious how these people came up with a number 26 (million)which so happens to be a meaningful number in gematria. Since nowhere in Lakewood can you get property for so cheap either pay the full price or get it for free if you're connected why 26??

  12. Next time you see some headline how the LIC made some silly purchase with the claim it doesent cost the taxpayer because the LIC is not funded by the Lakewood taxpayer...

  13. And Just like that, a high-value property that could have helped ease Lakewood’s tax burden is being moved out of township control through a transfer to the LIC, a body that is not elected but appointed. There are commissioners involved who are not even Lakewood residents, yet they are voting on matters involving local tax dollars. Lakewood residents should stand up to this committee and ensure that every dollar from LIC property sales is returned to the township coffers to help reduce property taxes. This raises serious concerns about accountability and local control over taxpayer funds.
