Talmud Torah Toras Yisroel opens with All Grades to accommodate Chasidishe Community in Lakewood

One of the obstacles facing Chasidishe families from moving to Lakewood is getting their children into school. It's more challenging for families with older children to relocate as its very hard to get into the existing Lakewood mosdos. Actually homes are not selling as fast since other options became available with people favoring a move to Staten Island and other communities that they can commute to Brooklyn.
Talmud Torah Toras Yosroel of Lakewood is a boys elementary school that is opening with all grades from K-9th grade servicing Lakewoods burgeoning Chasidishe community of Lakewood.   1. Seems like the RE people are getting desperate as are now trying to attract people by opening schools.. BH a price correction is on the way. Staten Island, Monsey, upstate all better options for Chasidim. Jackson, Toms River, Howell, Brick all better options for young couples. The new construction will beh come to a halt soon.

  2. I listened to you when you said this 2 years,ago when duplexes were 100000 cheaper . Now I am priced out of the market .

Yes there always cycles of ups,and,downs even in Boro Park there are cycles ,but the cost of construction has increased so much over the last few years ,so that,even if the market tanks,even if the land prices fall, the houses are not going down to 5 years,ago prices because the actual construction costs and water and,sewer line, paving etc is so much more expensive .

    3. Prices go up for construction when building is hot, prices go down when there are fewer jobs and more competition for those jobs. Before every bubble crashes, there are people saying that prices will never go down, that is what creates the bubble in the first place.

      In my opinion, for whatever that's worth, pricing is at least going to be stagnant for a while. There are things which could cause an sudden and precipitous drop in home values.

      Things that point to stagnation, interest rates rising, high taxes (another referendum coming up this year), other viable options,weakening of the rental market.

      Things that can cause a dramatic drop in the market, if Murphy gets rid of the 2% cap on property taxes,a re-assessment of property tax values in Thoms River and Jackson (if this happens, you can easily have a doubling of the property taxes in the Frum Neigborhoods of these towns. When Lakewood does a re-assessment, typically, all the values go up, so the rate comes down, in these other towns, where Frum people aren't buying, prices are flat, so the rates will be the same, but the values in the Frum Neighborhoods will jump, triggering a massive tax increase).

  3. Jackson is not such a great option . You cant get any remedial funding if you live in Jackson .

    2. Right so if you live in Jackson you won't have any kriah or reading or math issues . I'm sure that's the solution for all kids who need help ,just move to Jackson and everything will be perfect .

  4. Prices in Lakewood being so crazy high has nothing to do with construction cost that didn't change so much. The explosive increase in prices is thank to the chassidim moving from NY and the realtor(s) begging them to come here. We all know who they Are.

    1. The Lakewood developers want you to think that if you move to Jackson you wil be doomed, so they will spread all kinds of threats. BTW, Lakewood’s bussing is under threat too and the money you will save on Lakewood’s ever rising taxes won’t be mentioned either.

  7. Cleveland is the new Lakewood today people go to so they can devote their life to Torah.

    Sadly that has been removed from the original Lakewood Harav Aharon ZT"L setup Lakewood for. It was all destroyed for a few frum people to pocket some corrupt money and destroy a Torah community
