Rental caps, when they are in place, absolutely do apply even on year to year residential leases. A landlord is not permitted to evict a tenant and then replace them with another to pay a higher rent, even at lease end. Dina Dimalchusa Dina would apply.
ReplyDeleteCiting "capitalism" from grade school to say it is permitted shows a lack of thought and knowledge. Yes the guiding economic principle of this country is Capitalism, but there are many restrictions and regulations in place that restrict pure capitalism.
Frankly not a fan of these Hashkafah talks, interesting topics and answers, but often not enough thought goes into them, and in this case the eitzah was not in line with the law or halachah
