New home construction keeps municipal taxes steady

Lakewood township has a surplus of 29 million dollars in the municipal budget, but the extra money will not be going back to the residents. Officials said they will put they will keep the surplus money for Capital improvements. Taxes did not go up mainly because there was a increase in ratables from new homes and other buildings according to the APP Budget documents show that new construction and additions last year raised the tax base by $216.4 million. Mayor Coles also praised town employees for shaping the budget. Town Tax Assessor Edward Seeger said that was the largest one-year addition in ratables in Lakewood's history". according to the report the biggest increases in services is:



Engineering services costs are up 23.8 percent to $1.2 million from $965,250 in last year's budget.
Garbage and trash removal costs rose 17.8 percent to $1.5 million from less than $1.3 million.
Costs associated with road repairs are up 13.4 percent to $1.7 million from $1.5 million.
The town's insurance plan for employees was 7.5 percent more expensive, up to $10.8 million from $10.1 million.

  1. They should redistribute the taxes so that the town gets less and the BOE gets more. If the town gives 15 million to the schools, the town still has a 14 million surplus. Win-win, as our town's name and reputation does not get dragged in the mud.

    1. That is a lose lose. Let the State fix the inequities in the funding formula, then afterwards, they can lower the tax rate.

      Giving a bigger chunk to the school district is just bailing out the state, and will cost local tax payers more in the future.

    2. Pointless to argue a hardship and need to change the formula when our town has a surplus in excess of the school deficit. It is wrong to ask for more money when we can pay for it ourselves.

  2. Why are trash collection fees up 20%, did Lakewood ad 20% more homes? Maybe it is all the contractors dumping trash illegally at the Township dump. I wonder why the township allows it?

  4. The poop fake news once again insults the intelligence of tax payers. These articles are probably meant to make the mayor look good for the election. The article gave all the credit to Coles with no mention of the new ratables or surplus and even quoted the mayor that it wasn't easy since they gave 1 million for the public school courtesy busing.

    This is blatant proapaganda. Of course our tax base rises when there is new construction.... until all the families move in and require services.
    Ask one question
    If building houses increases our tax ratables, why have taxes quadrupled since we started building like crazy beavers for the last 15 years?
    Ask another question
    If building is so lucrative to a municipality, why doesn't every other town in the area build housing? Why do they resist building?
    The answer is simple. Housing costs, and it must be offset by commercial and industrial ratables. Our commercial and industrial growth is a pittance compared to all the new housing of the last few years. We cannot afford to update infrastructure to the level needed for all this housing.
    We need action now . We don't have time for pleasant politics or grandstanding.

  7. For every house that gets built the BOE taxes go up as are town is seen to be wealthier. That's where the main problem lies. So even if the above propaganda were to be true regarding municipal taxes, building kills us on the BOE taxes.

    This is so upsetting .Ruin our quality of life. Destroy the character of Lakewod. Raise out taxes. Lower our home values. And make us think we are better off?
    We need a total revolution. No politics. No more fear of threats . No.more. doing. for a few at the expense of the entire community . No more letting a few people make our whole town look bad ..
