TBL- Agreement between PRV and Cedarbridge

Pine River Village (PRV) has come to a bad agreement with Cedarbridge and Lakewood Shopping Village (LSV). While Somerset Walk was originally a party to this agreement (and is listed in the draft below), they have since been removed from the final agreement that will be signed today. We will update the agreement here later today once it is signed. 

As Donald Trump would say - this is a terrible deal and we have bad negotiators. While Pine River Village was hoping for many concessions, they were left with a stripped down deal that gave them virtually nothing with minimal guarantees. 

The key points of the agreement are:
a)All stores will be closed on Shabbos
b)Never was and never will be movie theater, ampitheater or playground
c)A 20-25 foot tree buffer will run along Pine St
d)Pine St entrance will be as close as possible to the West side (toward River Ave) and will only be built after Phase II is completed. Right turn out only (toward Route 9) and right turn in only. 3 years after completion they may attempt to add left turns. 


>LSV will attempt to get the traffic recommendations in attachment B to occur. 

>If Vine (from Pine to Cedarbridge) doesn't open within 7 years, a new exit/entrance will be added allowing access to the shopping center directly from Cedarbridge. 

>LSV will pay up to $25,000 to have electronic access control arms installed at the entrances to PRV making it a gated community with access card entry only. 

>PRV homeowners association will not oppose the project in any way. (This doesn't preclude individuals in PRV from opposing it). 

>This agreement is valid for 25 years. (In 25 years this agreement becomes null and void!! - Why not lifetime??) read more at Take Back Lakewood

  1. There's a word Chazal have for people who work to instigate machlokes when the people who were actually party to the disagreement compromise. It isn't complimentary.

    1. There's a word in chazal for someone who lies deceives fools people. For someone who threatens people. Speak to the PRV residents they were played as fools.
      What about the hundreds of residents who sit on Pine street traffic everyday who don't live in PRV?

    2. There is a lot to Lakewood besides PRV. PRV got some minuscule concessions and the rest of the town got the shaft.

      Even PRV isn't so excited about it...this is the best they were able to get but they wish they got a real agreement. Go ahead and ask them if they are happy.

    3. PRV represents only a small fraction of the people who will be negatively impacted by this.

      Their "concession" that the entrance will be as close to route 9 as possible, makes this infonitely worse for the hundreds if not thousands of other people who utilize route 9 on a daily basis.

    I want to just tell you a tittle story,just so you can understand the truth behind what you are all fighting about.
    When I decided to run against Bob Singer in 2010 it was simply because I, and some friends, felt I had some good ideas on how to make our town better, and I didn't feel I could accomplish them at that point because politics got in the way .
    As clause 4 on my letter to get my kids in to school stated-
    " I will do nothing for the klal without getting permission from the 4 Roshei Heyeshiva"
    Whatever I did that was positive would be a threat to them. So no rehabilitation of the downtown , no Sunday farmers market, no moving the muster zone to a less open place in the way of shoppers, etc.etc.
    When I decided to run, Aaron met with me for four hours. He was smirking the entire time.making me feel like I am just a little fool for trying to go against any of his plans. The only problem was, I wasn't opposing the yeshiva or any of his plans . I told him numerous times, if I am hurting the Yeshiva in any way I won't run. He said you do what you feel is right. Little did I know he was only using me to get whatever he wants from Bob singer.
    During the converstaion He brought up Cedarbridge. I told him I was asked by seniors why BMG deserves cedarbridge, and I told them that it is not uncommon to give land to a growing organization that brings money into a town. BMG is by far THE economic engine of Lakewood and deserves to be accomodated. I told Mr. Kotler that I felt it would be great if BMG built new Study centers and dormitories ,perhaps some kollel housing on that land. They could have security and safety and the town would not suffer more traffic and neighborhoods could be preserved .He told me that's what they had in mind.
    A far cry from what is now being proposed.
    After that I got mixed up in a lawsuit that I did not understand would involve BMG. I removed my name within a week willingly and was not threatened or called by anyone . Yet certain people still insisted on branding me as a guy that would sue my Yeshiva.
    Just like me doing for the klal is bad for certain people, me suing BMG is good for those people . So they perpetuated that lie for their own selfish plans.
    Now if I could, I would ask those that are making a deal with "BMG" if they really believe what is being promised.This forsaken piece of land has caused so much machlokes, and chillul Hashem. It has caused our taxes to go up as taxpayer money was spent on lawsuits, studies ,infrastructure development.
    And to all our YUNGELEIT who are the reason a frum kehilla in Lakewood exists I can only say this. Do you believe that creating a shopping mall or whatever other idea they might do will end up helping you sit and learn benachas Ruach? Or will it simply put more money in the pockets of those that hide behind the Yeshivas name in order to make sweetheart land deals at the expense of everyone else? Do you think you will ever get an affordable home or apartment? Be able to marry off your children and have them live near you because of these efforts? You and I have been fooled. By some of the best tricksters in the business .

    So Aaron, Jack , Shlomo Chaim and all you big askanim. I will not fall into your trap of trying to oppose you or sue you and look like I am jealous or angry. I will simply try my best to do what is right for the klal. You all can continue to pay the Lakewood Voice, the shopper and the Lakewood scoop to try and make you look good. But before you waste all that money on your positive spins , just know one thing. You can fool some of the people all the time, you can fool all of the people some of the time, you know the rest.

  7. Am receiving reports now that mr hertz, with his long history as an investor, may be receiving a future "silent" stake in some of the retail. Can someone investigate further?

    1. That is TOTALLY untrue! This is how rumor starts. No one is saying this deal is good. But he was acting for the good of the klal. He was the only one willing to stick his neck out and try to make a change. Unfortunately, it all came back to bit him.

    2. Which "klal" was he acting in behalf of?? Everyone in PRV is totally against this one-sided agreement. And certainly all the residents outside of PRV proper are getting absolutely zero of their legitimate concerns addressed! This whole "agreement" stinks!!

    3. The "Klal" he represented was his brother which needed a separate deal from the Township. So one deal is exchanged for another deal and the two relevant parties are happy. Everyone else is not important.

    Other Lakewood residents should institute a Din Torah againd c edarbridge and the anash planning board members.

  11. Not everyone in PRV is for this deal. In fact there are a lot of people that are very upset. But they have no recourse now. It was decided for them. Instead of posting opinions on websites it would serve you better to band together and support TBL in their efforts. They are the only ones taking any decisive action. If people would put their money where their mouths are than change might happen. All talk and no action will get you nowhere. Get the word out and get people to get involved. This town has intimidated its residents for too long and it has to stop!

  12. Don't believe everything you read even on Hefkervelt..... There is no agreement... Not one PRV resident agrees with the agreement and most will tell you even Barry isn't agreeing to this deal but if he is agreeing, he's got nobody, and I mean nobody, behind him...

A few people negotiated behind closed doors & one person signed the agreement without authorization by the community. While they may have tried to act in good faith, too many of the community's demands seemed to have fallen off the table. It is a weak deal & favors the developer. Other posters are correct. PRV community does not approve this so-called agreement & it is invalid on its face, as the signatory does not represent them.

The negotiations were made by a few individuals behind closed doors and the so-called agreement was signed by one person without authorization by the community. It is a weak deal that favors the developer and is invalid on its face, as the signatory does not represent PRV community.
