  1. One point that was made was that the Density subcommittee meeting is deeply concerning. See the video of that meeting here https://www.youtube.com/watch?v=T1vImO4K1n8 at which some extremely troubling comments were made.

    Of important mention: Comments were made by several individuals regarding the members of the subcommittees having conflicts of interest. The provided explanation was that there need to be some people on the board who understand the industry to serve in an advisory role so that the recommendations from the committee make sense . While I see the logic in that, I was extremely shocked to see certain members of the committee who were openly flouting a need to solve an imaginary housing crisis by building as much as possible so that every person who wants to buy a home in Lakewood can. Committeeman Delia suggested that the committee look into this matter.

    1. Chairman is an investor and zoning board member, Vice chairman worked for somerset development, MG represents BMG, AV represents SC Kanarek, Pfeffer is a lawyer working for many developers,

    3. Vice Chairman is currently a consultant for development projects. Why go back to her former job. Her business is directly impacted by less development. Just imagine ocean pointe wouldn't of been approved, major loss of income for her.

    3:05 – Joyce Blay asks how much $ did the township get for vacating a block. Committee pushes her away.
    5:00 – Township attorney yells at Joyce Blay.
    6:37 – Bill Hobday thanks Ackerman and Delia for meeting with The Fairways development. Speaks against high density. Praises the township for stopping high density.
    9:00 – Bill Hobday questions the Cedarbridge Development Corp. Ackerman says he instructed Justin Flancbaum to stop high density. It will take time to see the results. All high density currently built was approved long ago like the Oak St Corridor.
    14:03- Ackerman speaks about the Cedarbridge Development Corp.
    15:20 – Member of master plan subcommittee speaks against high density. Says Moshe Lankry demanded the committee approve high density even though the township claims they ordered Justin Flancbaum to stop this practice.
    19:30 – Yosef Binder speaks against high density and the Oak St Corridor. Speaks well. Mentions infrastructure, traffic, accidents and vacating paper streets.
    22:49 – Ackerman defends the Oak St Corridor. Mentions how the township spent $ for the Oak St developers but the $ will be recouped. Says vacating the streets: one was to accommodate the new Garden State entrance. One vacated street was a mistake and they are looking to repeal. One to accommodate Rabbi Treff’s school.
    29:16 - Bill Hobday objects the Oak St Corridor because it is not having a public hearing.
    29:25 – Akiva Daum speaks against high density and traffic. Makes helpful suggestions.
    34:35 – Shmuel Heilbrun speaks against high density and traffic. Mr Heilbrun recalls how back in the day Lakewood was a small peaceful town.
    37:38 - Township attorney mocks the next speaker
    37:50- Lakewood resident speaks against high density and traffic. Mentions widening Route 9. Asks why the hospital didn’t widen Route 9 once they did construction.
    43:09 – Lichtenstein assumes by 2018 the state will do big changes to route 9.
    48:05 – Yosef Nadiv (the member on the master plan subcommittee who openly opposed density housing) says the subcommittee is not following the direction of the township to eliminate future high density building. Mentions how many of the subcommittee members are real estate developers and have a conflict of interest. Ackerman says he will look into it.
    52:39 – Coles asks Ackerman to mail all members of master plan subcommittees to stop high density

  3. You can talk and talk and talk about it till your blue in the face, nobody cares. The only way is to vote the bums out. As long as the sheep keep voting them back into office, there will be no change.

  4. Ccomittee continues to say that they didn't approve the oak street corridor, but can the committee members not put a stop on all building in the area, till we get a grip on the traffic situation which continues to spiral out of control?

  5. Meir has no shame to say that masterplan committee members are a mix of people who understand density. What hogwash.. It is stacked with special interests across the board look at every appointed member representing the builders, developers,Vaad, BMG, Kanarek, Somerset and the list goes on and on..

  7. All this talk of no varience is a smokescreen. The damaga has been done they will make karbanos of a few small fish while the big boys continue laughing all the way to the bank while gullible youngeleit sit in traffic pay crazy taxes and the askanim live on high public salaries some in tax exempt homes and bought homes for their children in Jackson.

  8. Mayor Meyer the township liaison to the masterplan committee is a conflict of interest. He himself is a property manager. Quid pro quo ("some thing for something")anyone.

I watched the video and was very bothered by people blaming zoning and planning boards members. 2 nights ago the planning board members publicly admitted that they are just messengers of the committee who appointed them. The committee wanted the building, so the boards gave it out. There is one place and one place only that the issues lie and that's at those who have called the shots for the last 15 years via the mandate they gave their appointees.

When the Committee members blamed the zoning board for "overruling" them and they just "discovered" that, that has been going on for years. Don't give us political doublespeak, simple people see straight through hogwash, rezoned means rezoned.

    Is there 1 simple way to solve all problems? Not necessarily.

    I'll tell you one think that won't solve anything. Sitting at home and doing nothing.

    Do all promises, actions and discussions by committeemen mean that the game is all over? No
    Do you have a different or better idea for change? Please share them here - and then email me at takebacklakewood@gmail.com where we can have a substantive discussion.
    Do you disagree with what happened in the past? Much of it is not retractable. Is it too late to stop all of the projects already approved? Yes. All excellent valid points. That does not mean that we should sit back and give up on the future. The fact is that while many people have complained for years, I a simple person sitting at a computer have gotten certain significant things to happen in just a few weeks.

    Is the game over? No. It's just starting. Please show up to the game and join in with your ideas, input and feedback instead of just continuing to grumble.

    Do you really care?? Then show up to the township committee meeting on Thurs. Nov 10th at 7:30. If 100 people show up that will be a game changer. And if 5 people show up then I know that all you want to do is be a couch quarterback and a pessimist.

    www.takebacklakewood.com has already received over 3,600 hits. I know that the majority of Lakewood wants the status quo to change. How? There are many ways. The fact is that this is now a discussion. Suddenly Mayor Miller claims in righteous indignation that he is against density! (lol). This dominated the Township committee meeting last night and has all of the township committee members and zoning/planning board members on edge. Please join in with ideas, suggestions and your presence at the meeting Nov 10th so that the promises that committee members are now making are actually followed up on.

    3. Oh come on! Everyone does acts of kindness sometimes - even Hillary Clinton and Donald Trump! That doesn't stop someone from being a bully or a liar or anything else. No one said AV never did any chessed in his life. However, facts are facts - if you go all out to stop a shul from building because of blatantly obvious kinah, sinah, gaavah and kavod, then you're going to be called a kavod fresser and be accused of achzariyus. As the saying goes, "if you can't take it don't give it!".

    4. What's doing with resolving the parking issues by AV's shul???? Or if you're well connected you don't have to worry about parking issues?! How about the fact that his shul is built almost right next door to the Mikveh??? Or if you're well connected you don't have to worry about tznius issues?!

Was he scared that by their going down kingsfield he would lose parking for his shul, or, did the congestion caused by his mispallelim parking on kingsfield cause the busses to have problems getting down there safely? What came first the chicken or the egg? Talking about chickens, where's AV?!

I don't understand I thought these committees just make recommendations and the the twp. committee members decide if they want to adopt them or not. if the committee is not listening as to what the twp. Committee members are looking for so they can choose not to adopt... what's this blaming the last masterplan etc. Did the twp. Committee adopt it? They appointed the members and chose to adopt it the buck stops by them.

    1. that's not how it works. planning and zoning board have right to approve variances without approval. also planning board decides whether to accept suggestions from master plan committee, not the township committee. the power that the township committee has is that they are the ones who appoint the members of these boards, but once they're on the township has no real power over them.

    2. The master plan committee (with advice of the subcommittees) puts together a master plan. The Planning board votes to approve it and then the township committee is supposed to implement ordinances to follow through on the suggestions in the plan. Apparently the last master plan indicates that there is a need for more housing and the professional planners and Lawyers have been using that to tout a supposed housing crisis (which doesn't exist).

      What happened 10 years ago? I don't know. Who voted for what and how much of it did they understand? I don't know. The fact is that we need to make sure that the new master plan is airtight. Unfortunately, with Pfefer, Morgan, BMG and Lankry on the density subcommittee we're in big trouble unless we get them all kicked off the subcommittee.
