Master plan committee holds private meeting reporter asked to leave.

First amendment activist came to record the master plan committee meeting in Lakewood when a committee member calls for the Township Lawyer or manager to be notified. The Manager says its a private meeting and they dont want people to know whats going on, he asks the reporter to leave nicely otherwise he will call the police and have him removed.

      It was for 175 thousand. Just to be honest. But that is still well below the 3 million we deserved. Just to out it into perspective. The Blue Claws will net over 250 thousand dollars by renting the stadium out to the Rock Carnival. We will suffer the traffic and safety issues and they will have their rent paid for the entire year. They can do with our 24 million dollar investment as they see fit for the next 40 years while we enjoy the consequences. Steven Secare is responsible for facilitating this sell out, just as he tried to do with the digital billboards.
      One thing is clear. We need new leadership. I had hoped that Isaac Akerman could end all the shenanigans but he is a single person and cannot effect major change alone.

      Tax bill? The stadium is tax free. There are no property taxes paid as far as I was told. The taxes on the triple net lease should be Over a million dollars a year. I never heard about an extra 50 thousand dollars. The blue claws are making over 10 million in profits a year. On our land and 24 million dollar investment, while our infrastructure rots. Make them pay. Not to Ray Coles, Singer and secare. Make them pay to the people of Lakewood or get out and let us profit from the rentals. I assure you we will not allow pig races in the middle of our town erev Rosh Hashana

    I am astounded at this video.
    First of all, what other meeting should be made public more than this master plan meeting? This meeting was made to discuss the future of Lakewood, a town we all live in. The entire town should have been invited to this meeting.
    Secondly, The town manager saying that they don't want the public to know what is being said because they may take advantage by buying properties is laughable. Every person at that meeting is connected, or friendly with people in real estate, if not involved themselves.
    Furthermore, I didn't see anyone there that has any credentials in urban planning that understands the unique needs of the Lakewood community. I would have loved to hear all the fantastic ideas thrown around at that table. Anyone worth his degree in planning with any scruples would have ended that meeting with one word. STOP!

  3. Why is the sub master plan committee also private? did they hold a meeting without notifying the public? The public should have every right to know. The committee members are to blame for this they appoint these committees,and are obligated to report to the taxpayers.

    This is an outrage. All committee meetings are open to the public. When we had our downtown committee meetings they were open and even filmed. There is never an excuse for any committee to meet privately.
    Anything conducted in that building which is paid for by the taxpayers is public record. If this were a private meeting it should have been conducted in a private office which would have been illegal.
    I hope somebody will do an Opra request on the minutes of the meeting.

    I drove down route 88 yesterday. What was once dilapidated single-family houses with debris filled yards is now being built up with new housing. The only problem is that the new housing blocks out the sky, and is too close to the street which will now become another victim to traffic in Lakewood with no way to expand the road in the Future. Route 88 is a feeder road into Lakewood and should have been developed with A little foresight. So what was once dilapidated single-family homes will in a few years become larger dilapidated homes with debris filled yards that overlook snarling traffic. Is this what we can look forward to from the master plan committee?

  19. Can someone please explain what the Township Manager meant when he said "Entice people to do illegal things...". What is illegal about buying up property in areas that are going to be zoned for more density? Presumably, if these meetings are public, everyone will have access to the same information, both buyers and sellers. If someone wants to make a bet on an area that is up for discussion and the seller, who has access to the same information, thinks that he is being offered a fair price...What is the issue? What WOULD be illegal is if these meetings are kept private and individual with connections find out information NOT available to everyone and they use THAT information to buy properties from unsuspecting sellers.. This is corruption at its best..

In the Rudy's Airport case cited in the comments above, township laws that were passed to adopt a master plan that had been formed using an ad-hoc committee that had no noticed open meetings and never allowed for public viewing and participation (e.g., similar to the one that these askanim are sitting on who of course only have our best interests at heart), were overturned because they violated the the Municipal Land Use Law (MLUL), N.J.S.A. 40:55D-1 to -163, and the Open Public Meetings Act, N.J.S.A. 10:4-6 to -21.

    That said, I love how MG talks in a very low tone in starting the whole objection to the guy being there. Like he was trying to not be heard. LOL MG, why would you object? What are you trying to hide?

  37. Not really. An old 2300 sq foot house that needs a new kitchen and no finished basement is going for 400,000 or more. A duplex with 5 bedrooms and 5 baths and another 3 bedroom 2 bath finished basement for a total of 4200 sq feet of modern finished space is 150,000 to 175,000 more. Some people are willing to live in an old cramped house in order to have more privacy. Some people want new modern and more space and bathrooms.

    Many of our public officials think that they can hide everything through threats intimidation, and bribery. Some think that they can hack into websites to shut down the truth being told. After witnessing the video of the master plan commmittee it was abundantly clear that our leaders want to hide how they plan on dealing with our town. The Town manager stated that he does not want it understood by the public what is happening because they may take advantage of the changes by purchasing property. He said this with a straight face in front of the very same people that are connected to builders ,developers, property owners, if not property owners themselves.
    The township manager must be fired for violating multiple laws. There should be no debate about that. He will not be fired because he was simply doing what he was told. So what are we to do to ensure that we are protected from further damage from these selfish people? We must demand that those people violating our trust resign immediately. In an effort to make known all conflicts of interest or actual self interests that our politicians are hiding, we must reveal the truth. This has nothing to do with hatred or jealousy, we are not trying to get anyone in trouble. Nobody cares about their personal lives. We just want them to stop doing bad things that are hurting our town. The time has come. Menashe and Meir should resign. We will throw them a hakoros hatov party. I'll pay for the sushi.

    Read it again - The Appellate decision went against Rudy's regarding the 2008 Master Plan which was developed publicly. The decision explicitly approves of the lower court throwing out the 2006 Master Plan on OPMA grounds.l

    "Committeeman Coles suggested that when the Master Plan Committee is up and running that she try to attend as many of those meetings as possible. All of the meetings will have a portion for public comment. The Committee is designed to get a community consensus, of what the community wants to see, as far as the future development of the town. So he is saying it is very important for as many people as possible to come out and state their point of view, to the Committee, to get their points across to the Committee."

    You don't know how to read case law obviously. You are reading the wrong case. The Appellate cases you are getting off Google are dealing with something else (whether the township ruling body after having been ordered to throw out what the Master Plan Committee had done and start again, hadn't redone the process correctly). Thecorrect case you can't get off Google because it's from the lower court. (try Westlaw or LexisNexis for $$$)

  43. Brookwood is great. But there are many families with 10 children who don't feel that the smaller Brookwood houses are for their large families. They are willing to give up the larger lot to get the living space and house designed for our lifestyle. Each to his own.
