  5. You reap what you sow. The VAAD put the people in power who let builders build and over build. Of course it would lead to people from other communities, (e.g. flatbush, satmar, etc) joining the over building. All of the sudden now,they are scared of what's coming. Had the township committee been looking for the average man's interest all along (and not just the interest of the few and the powerful), we would not be where we are. I can pick up and move and the young couples will. Can BMG move? Like I said, you reap what you sow. I envision this town in 10 years being the place where one needs $ to live (not much differently economically than what Flatbush is today). The yeshiveshe poor learning couples will be elsewhere.

  6. No one is getting rich here. We just raised the price for a home which raised the rent. If we lower the costs it would be affordable. The Yeshiva can put up a few thousand units giving affordable housing to yeshiva leit and bring down the inflated home prices.

  7. I know someone who has a townhouse in a beautiful development and trying to sell for less then 400k and not getting any bites the oilam is very spoiled with 3000 square feet duplex

  8. The yeshivish crowd is not buying here so quickly anymore. The oilam is looking elsewhere. Soon they will be selling out to the shtreimlach.
    This is the beginning of the end of "yeshivish Lakewood".

  10. the only people who have an intrest in keeping the new lakewod going is the BMG staff for the rest of the people the old Lakewood is gone however by moving to new communities you will be able to experiance the old Lakewood again cheap housing and small close knit community life

  11. Housing in the new placrs wont he as cheap as you think. The same type of 5 bedroom 4 bath houses including a 3 bedroom 2 bath finished basement with the fancy kitchens etc including the builders costs to make roads sewet and sidewalks, ,interest overhead and profit, will still cost you 450000 even if the land per lot is very cheap and much cheaper than in lakewood. So yes your mortgage will be 500 a month less but you wont have a basement rental of 1000.and your wufe wont fund a job so easily unless dhe commutes back to lakewood. So its not so rosy as your making it out to be.

However if there is a market for $550000.00 +- then if someone has a buildable lot or even townhouse lot The developer - builder will build the most expensive possible thinking he will make the most money which may or may not be so however if the market will not support those numbers of $550k++ then the builders will build for what the people can afford even though the buyer is actually getting less house but theres more opprotunity to buy more affordable and less of a house evenless value and no basement income which is also questionable if the taxes and more upper expense community is becoming out of reach its affordable even though the deal may be weaker

I was just pointing out that if you are comoaring the large type of houses that the oulam is buying now abd thinking that you will get the same house for 200000 less in South Jersey ,then you are mistaken. Apples to apple's comparison it will cost you 500 less on yoyr mortgage and you wont have a basement rental. Yes its true you might get a much smaller and simpler house for 1000 less on your mortgage but you still wont have a basement rental. .
